How to Rate a Course Lesson

On myRE360 feedback is very important, especially that of the educators. In order to continuously improve our content, we ask you to provide feedback or ask questions to ensure you have the answers you need to grow your real estate business.

Before You Start

Here are some things to know before you begin this process:

  • Registered users have access to free real estate education
  • You must be a registered user to view and rate courses

Finding Education Courses

After clicking the Learn the Business link, you will be given three options to choose from:

  • Learn by Topic
  • Learn by Educator
  • Learn What’s New

You may also type in the keyword on the Search bar to automatically provide a list of videos that are associated with your query. 

Watching Education Courses

Once you have selected your desired topic, click on the course and you will be routed to the overview page where you can see details of the educator and view all the lessons. 

Don’t forget to hit on the Subscribe Button to be able to watch them all.

Rate the Course

Once you have watched a course, you are free to rate the course by simply clicking the Submit Feedback button at the bottom of the video. This shall allow you to leave feedback towards the educator and at the same time, submit a rating for the course.

Next, complete the form to submit the feedback.

How to Find and Watch Education Courses

To find and watch Education Courses, navigate to your dashboard and select Learn the Business.

How to Add a Deal

As a wholesaler, if you have a property that you want to market you should post it to myRE360 so that you can have maximum exposure to our investors. To upload a deal to your market, please read the following steps.

Before You Start

Here are some things to know before you begin this process:

  • You can only upload a deal to one market. Please make sure you have access to the correct market you are uploading your deal.
  • It’s best to have photos of the deal that you are trying to market (maximum of 8 photos)
  • Know your expected rehab and estimate the cost
  • Ensure to complete all information necessary for buyers to know more about your deal

Add a Deal from Your Dashboard

To add a new deal, navigate to your dashboard and click the Add Deal button

Input All Required Information

After clicking the Add Deal button, navigate to the middle of the page and complete all information needed in the Add a New Deal section. This information will be displayed to investors and will what they see when determining to contact you or not regarding the deal. 

Ensure that you have provided the information especially on those with the red asterisk (*).  

The following list breaks down each required question:

  • Title: Provide a brief headline to catch the attention of investors
  • Property Type: What type of property/land is being sold
    • Single-Family
    • Multi-Family
    • Condo/Townhouse
    • Row-house
    • Commercial
    • Industrial
    • Land
    • Mixed Use
  • Lead Type: What type of lead is being offered
    • Wholesale deal
    • Rental
    • Turn Key Rental
    • Auction – Online
    • Auction – In Person
    • Foreclosure
    • Short Sale
    • Land
  • Address: Indicate the full property address (house/unit number, street name, city, zip code)
  • Primary Market: Which market would you opt to have your deal posted to

NOTE:  You can only see and access deals available to your respective market, If you have deals on other markets, you will need to contact us and request access.

  • Sub Market
  • Purchase Price: The total selling price of a property
  • Cost of Repairs
  • After Repair Value(ARV): Value of a property after you have conducted repairs and are ready to sell
  • Estimated Profit
  • Year Built : Exact year on when the property was built
  • Property Size (Sq Ft) : Measurement of the property
  • Number of Bedrooms
  • Number of Bathrooms
  • Property Description: Any additional information necessary for buyers to know about the property
  • Description of Repairs: Information on what needs to be repaired in the property.
  • Additional Info
  • Upload Photos: You can only upload a maximum of 8 photos

Optional Details includes the following:

  • Number of Units: (if applicable)
  • Occupancy Status: Vacant or Occupied
  • Occupancy (Percentage)
  • Property Attributes:
    • Construction Type: Brick, Sliding or Wood frame
    • Basement: Finished, Unfinished or none
    • Foundation: Slab or Pier and Beam
    • HVAC: Central or Window
    • Roof Type: Composition Shingle or Tile

Save or Submit Your Deal

Once you are done, you can either click Save For Later and continue working on your deal at a later time or Submit to RE30 for Verification

If you click on Submit to RE30 for Verification, the deal will be verified first on the platform and if approved will have a myRE360 indicator with the listing. Verification usually takes about 2-6 hours depending on how many properties are ahead of yours in the verification process. 

You can click on Cancel to go back to your dashboard.

Viewing Your Submitted Deal

Once the deal is submitted you can view it on your dashboard, just click on My Deals > My Listings. Any listings that are pending approval or are approved will be listed under the Active tab. If you have been in contact with a buyer and change the status to Under Contract or Closed, it will be on the applicable tabs. 

How to Verify My Email Address

Verified users start with real emails and the use of email validation is still the most effective way to ensure the collection of quality data. When you verify email addresses your email marketing is more effective, fraud prevention is improved and the ability to protect your sender reputation increases.

Before You Start

Here are some things to know before you begin this process:

  • You have to register and have access to the email address used to register
  • If you do not register your email address you will not have full access to myRE360

Receiving the Verification Link

Once you have created an account on myRE360, it will automatically prompt you to verify the email address used, and the link will be sent to whichever email you used to register.

In case you do not receive the verification link, you can always login and click the Resend Verification link button.

Verifying Your Email

When you check your inbox you will find email from myRE360 with the subject “Welcome to myRE360”.  Open it and click the Verify Your Email button.

How to Close a Deal

You posted a deal on myRE360, took advantage of the free marketing and now you’ve found a buyer for your deal – congratulations!  You are now ready to close your deal.  Getting your deal status updated is a simple 2 click process.

Before You Start

Here are some things to know before you begin this process:

  • Make sure that you are on the deal that you own
  • You can change the status to Under Contract – myRE360 Buyer, Under Contract – External Buyer, or Remove Listing
  • Closing deals on myRE360 with verified users enables you to collect badges
  • Closing deals on myRE360 enables others to rate the transaction and build your credibility 
  • Closing deals on myRE360 updates your user stats 

Change Deal Status from Deal Page

To find your deal, navigate to your dashboard and select the “My Listings” tab in the My Deals section at the top of the page.  Select the deal that you want to change the status.  

Once the deal has been selected, navigate to the middle of the page and select the Change Deal Status drop down. 

Pick one of the following options:

  • Under Contract – myRE360 Buyer
  • Under Contract – External Buyer
  • Remove the Listing

Select Under Contract – myRE360 Buyer if the deal is under contract with another user who you have found through myRE360.  This user must have communicated with you (sent a message) through myRE360 to be linked to the deal.  If they have not, just send them a message and their name will display as an option.  

Select Under Contract – External Buyer if the deal is under contract with another user who is not on myRE360.  This will ensure everyone who views the deal on myRE360 is aware that the deal is under contract. 

Select Remove the Listing if the deal is no longer available and you did not find a buyer.  

Once the property is Under Contract and it has transacted in real life, you will have the option to Close the Deal.  To do so, simply go back to the transaction on myRE360 and change the deal status to Close Deal. If you close the deal with a buyer on myRE360 you will both receive credit for the transaction and have the ability to rate one another. 

Change Deal Status from Dashboard

Another option to quickly change the deal status is to click the Change Status button from your dashboard.  To find your deal, navigate to your dashboard and select the “My Listings” tab in the My Deals section at the top of the page.

To the far right of the deal, you will see the Change Status button.   This will open the same option menu that is found in the deal page.  

Finding a Vendor

With myRE360 we make it easy for you to build your real estate team or create new relationships at the push of a button.  No longer are the days where you have to attend multiple real estate meet ups, expos, or ask around for referrals.  myRE360 takes the guess work out of the process and makes it easy for you to verify that a company does good business with real estate investors. 

Before You Start

Here are some things to know before you begin this process:

  • myRE360 has a list of vendors that know how work with Real Estate Investors
  • You can establish a relationship with a vendor and add them to your real estate team
  • Vendors have badges and ratings, just like buyers and sellers

Find a Vendor

To find a vendor you have 2 options.  First, from your dashboard you can view the My Team section and click the Find a Vendor button on the far right.  Second, you can click the Build Your Team link in the top menu.  

Once you are on the vendor search page you have the option to view all vendors or to filter based on options such as:

  • Vendor type
  • Verified
  • Badge type
  • Sub-market

In the vendor list you can view badges and ratings for each company based on actual feedback from investors who have completed transactions with the vendor. 

Putting a Property Under Contract

You’ve searched the myRE360 Deal List and found a deal that makes sense.  After communicating extensively with the seller you submit an offer that is accepted.   In addition to making sure the status is updated on the MLS, you should also make sure you update the status on myRE360.  

Before You Start

Here are some things to know before you begin this process:

  • Find a deal you are interested in by searching the Deal List
  • Ensure you agree with the value and run comps if necessary
  • Make sure you are capable of performing on the deal
  • Start communicating with the Seller on myRE360 and ensure you have the property under contract legally

Changing the Property Status

If  you are a buyer on a property and would like to notify the seller to change the property status, it’s simple.  Simply go to the deal page and above messages you will find the option to Change Deal Status

Changing the status will send a notification to the seller that the buyer is requesting that the status should be updated.  Once the seller approves, the status will be displayed as Under Contract. 

If you are a seller changing the status because you have now found a buyer, the process is basically the same. First, go to the deal page.  Second, locate the Change Status option above the messages.  

If the buyer is a myRE360 member you will be presented with the names of the buyers you have been communicating with regarding the deal.  If the buyer is not on myRE360 select no. 

Contacting a Seller

You’ve searched the Deal List, looked at the comps, and decided that you like the numbers.  You’re now ready to move forward with an offer but aren’t sure what to do next. The first thing you should do is what you would normally do in a situation like this; contact the seller.  

Before You Start

Here are some things to know before you begin this process:

  • Find a deal you are interested in by searching the Deal List
  • Ensure you agree with the value and run comps if necessary
  • Make sure you are capable of performing on the deal

Contacting a Seller

Once you are on the deal page there is an option to contact the seller on the right side below the Seller Information.  You can select to send the default template or you can type your own message.  

  1. Scroll to the Contact Seller section
  2. Select a default message or type your own message
  3. Click send

Once the message is sent you will see it appear in the message section of the deal page and in the message section of your dashboard.  You will also receive an email if you receive a response back.  

Using Project Management

The project management tool is a powerful resource to help you manage your current and future real estate projects.  These can be projects started through myRE360 or not.  You are free to build projects as you need them.  We know one of the biggest pain points in acquiring properties is figuring out the best way to manage everything and this tool is your source for organization. 

Before You Start

Here are some things to know before you begin this process:

  • You can link a project from your dashboard or create a new project from scratch
  • Property size is required to complete certain calculations
  • Market rates are the default calculation, but you can always customize your rates by updating the My Rates section
  • Rehab estimator rates, automatically populate to the Rehab tool 
  • All entered amounts will auto save
  • Start first with the Rehab Estimator and then work your way to the Rehab Tool
  • Tasks are added to your calendar at the click of the calendar button

Create a Project

To access project management, first click the link in your quick view. 

Once in the module complete the following steps:  

  1. Click the red Create Project button on the right
  2.  Enter a Project Name and a brief Description 
  3. Click the Save button

The project has now been created.  Select the project to view it’s contents. 

Rehab Estimator

The project launches to the Rehab Estimator.  This tool is designed to help you quickly assess any and all costs associated with the renovation of a property.  Complete the property attributes first before proceeding to the list. 

The property attributes determine how the Rehab Estimator will calculate.  

  • Property Size – determines how to calculate any percentage based amounts
  • Costs Calculator – determines if you use the predefined market rates or your own custom rates
  • Rehab Quality – determines if you default to basic, average, or high end costs for each question

To use the Rehab Estimator, simply select an amount for each question or directly enter in the Expected Costs.

Pre-Purchase Checklist

The next section in project management is the Pre-Purchase Checklist.  This tool is designed to eliminate the guess work and simple overlooked tasks that need to be addressed when purchasing a property.  

Rehab Tool

The next section in project management is the Rehab Tool.  This tool is designed to guide the beginner to experienced project manager through a renovation from soup to nuts. Each cost entered in the Rehab Estimator is automatically pulled into the appropriate category in the Rehab Tool.  

 

The Rehab Tool is a combination checklist and accounting system.  Project rehab is broken up into 6 stages:

  1. Pre-Construction
  2. Rough Structure
  3. Major Systems
  4. Unfinished Surfaces
  5. Finished Surfaces
  6. Final Details

To use the Rehab Tool, simply select a due date for any applicable tasks, click the calendar icon to add the task to your personal calendar, update the status as needed, and change the status of the percent complete as work is performed on the property.  As the amount is updated, the Amount Paid will auto-calculate, notifying you of how much should be paid out for the task based on where you are with your project. 

If needed, you can also adjust the milestone for a task.  For example if you have a smaller project where you only need to track to 2 milestones, you have the flexibility to select only 2 milestones and then view the tool from the Milestone view. 

Post-Closing Checklist

The next section in project management is the Post-Closing Checklist.  This tool is designed to make the transition out of a project as smooth as possible.  No more forgetting to disconnect utilities!  

To use the checklist, simply select a Due Date for any applicable tasks, click the calendar icon to add the task to your personal calendar, and update the status as needed. 

My Rates

The final section in project management is My Rates.  This section enables you to set your own rates for every task.  If you know that your paint costs are always a certain amount, change it and use it for future calculations.  Otherwise, feel free to continue using the predefined market rates. 

To use the tool, simply enter in an amount that you want to use for each calculation of basic, average, or high end costs.  The amounts are automatically saved.  When you’re ready to use, go to the Rehab Estimator and change the Costs Calculator to My Rates.
